Chris Meszaros is Broker of Record and Consultant for S.G. Souder Builder’s Inc.  S.G. Souder Builder’s Inc. has developed numerous residential communities in Montgomery and Chester Counties since 1980.  Since 1997, Chris Meszaros has:   Managed Sales and Marketing for the final phases of Heather Glen, a 270 lot detached single family community in Limerick Township; Established pricing and coordinated product design, and finish for several spec homes built by S. G. Souder Builders; responsible for the acquisition, site investigation and approval process management of several large, vacant parcels of land which are in or have been approved for subdivision; responsible for the acquisition of a vacant, three story Mill Building in Royersford Borough known as the “Needleworks”  which has been subsequently approved for 44 loft style apartments and 12,000 square foot of commercial space under Royersford Borough’s Adaptive Re-Use zoning; Assisted for several weeks in the construction of a single family dwelling; Leasing  agent for a 33,000 square foot retail center in Kimberton, PA.; requested to act as a Buyer agent for numerous clients;  requested to market (list) homes for sale in Chester and Montgomery Counties.

Chris was responsible to managing a group of staff appraiser as well as specializing in the areas of residential, commercial, industrial and land development appraisal practices.   Chris purchased Appraisal Service Associates from Main Line Federal in May, 1992.

Assistant to the President of Greene Townes Financial Corporation, a wholly owned subsidiary of Main Line Federal Savings Bank.  Responsible for financial and economic projections for various active and proposed joint ventures, primarily concentrated in residential developments ranging in price from $100,000 to in excess of $1,000,000 such as Wrenfield (Villanova); Cornerstone (Byrn Mawr); Brandywine Ridge (West Chester); Fairgrounds (Hatfield)  .  My primary market area coverage was within the Main Line Market area generally along Rt. 30 & 202.

Professional Accomplishment & Engagements:

  • Retained by numerous Residential Developments and Condominium Associations in Chester and Montgomery Counties in the  Real Estate Tax Assessment Appeal Process .
  • The sole Real Estate Valuation Expert responsible for one of the largest awards paid by PennDot to a single family residential property owner in a condemnation/take of a single family dwelling located in St. Davids PA, for the Mid County Expressway (I-476-Blue Route).
  • The sole Real Estate Valuation Expert retained by counsel for a jury trial in Montgomery County, Pennsylvania related to a construction deficiency claim involving a multi million dollar residence in Whitemarsh Township, for which a substantial award was granted to the plaintiff.
  • Involved with the planning, marketing, valuation, financial analysis, and eventual sale & brokerage of a 62 unit townhouse community at the former Luden Estate in Bryn Mawr, Lower Merion Twp., known as Wrenfield.
  • Retained as a Real Estate Consultant and Appraiser by PNC Bank, NA for 55+- acres with numerous historically significant improvements known as the Mair property in Bryn Mawr, Lower Merion Township, Montgomery County.  This property, now a residential community known as Harriton Farm, has been developed by Pohlig Builders featuring custom homes in the $1,000,000+ price range.
  • Secured the purchase of a 72 acre tract of land in Upper Providence Township, Montgomery County for a client. Assisted in subdivision and approval process for the development of 52 homes, detached single family dwellings.  The approved plan was subsequently sold to a major developer in the region.
  • Secured the purchase of 65,000 square foot former industrial building in Royersford, MontgomeryCounty for a client.  Assisted in conditional use, variance, adaptive re-use and subdivision approval process for conversion of this building into 44 loft apartments and 12,000 square feet of retail space commonly referred to as the “Needleworks”.  Assisted in the Conversion of this project from Apartments to Condominiums in 2007.
  • Secured the purchase of a 54 acre tract of land in Limerick Township, Montgomery County for a client.  Assisted in subdivision and approval process for the development of 88 homes for which the approved plan was sold to another builder/developer.
  • Secured the purchase of a 6 unit apartment building and 2nd storefront in the Northern Liberties section of the City of Philadelphia.  Assisted with the approval and building of this property into a 6 unit Condominium Complex known as 974-76 N. 5th Street.  Also secured the purchase of a commercial store and “shell” apartment building on N. 2nd Street in the City of Philadelphia.
  • Retain Retained to consult,  lease, and manage for a client who owns a 33,000 square foot mixed use, neighborhood retail (commercial) center in East Pikeland Township, Chester County known as Pikeland Village Square.  This community retail center is anchored by a bank, a 250 seat, free standing restaurant.  There are nine other small strip retail and office suites.  Assisted with the purchase of a R liquor license and the inter country movement of this license from 1 municipality to another.  Formerly involved with the financial review and management of the restaurant. 
  • Listing agent in 2014 for a homeowner and their 12,000+- sf., custom built, estate home on 16 acres in Malvern, Chester County.  This property sold for $4,000,000 during 2014.  In 1999, I represented the same homeowner in the purchase of the vacant, 16 acre site which was encumbered with deed restrictions.  From 2000 to 2004 assisted the client as a consultant during the land development process and construction of the their home.
